An extension is a different job to a new build. You're working with a house that already exists — its framing, its foundations, its quirks — and the new work has to join it properly, look like it belongs, and disrupt the way you live as little as possible.
The join. The point where new meets old is where weathertightness problems start, where rooflines stop lining up and where cladding never quite matches. We put more attention on those junctions than on almost anything else, because they decide whether the addition feels original or tacked on, and whether it's still dry in twenty years.
Older homes can hide surprises: the condition of existing framing, foundations that need strengthening for a second storey, services that need rerouting, tired cladding and linings. We look properly at what's there before we put a price on what's new, so the proposal reflects the real job and not a best guess.
Second storeys and upper-level additions. Single-level extensions for a bigger kitchen, family room or main bedroom. Indoor-outdoor additions that open the house to the section. Often it's a combination with a renovation of the existing space, so the whole home flows together rather than feeling like two builds joined at the wall.
Whether you stay in the house or move out depends on the scope. We plan that up front — staging, protecting the areas you're still using, keeping the site tidy — and you hear from us directly, with regular progress updates, so you always know what's happening that week.
We're NZCB certified and Licensed Building Practitioners, we coordinate every trade ourselves, and the work is backed in writing. Pricing is fixed and itemised before we start. Taking on something bigger? See our design and build approach, or our pages on new builds and renovations.
We build extensions across Tauranga, Papamoa, Mount Maunganui, Bethlehem and Pyes Pa.
My outdoor area has been completely transformed, and I'm thrilled with the result. Communication was excellent throughout, and all of the tradies were friendly, professional, and did a fantastic job. Andy had everything covered, including things I hadn't even considered. Super happy with the outcome.
