A new build is the biggest decision most of my clients make about where and how they live, so I run it the same way from the first site visit to the day you get the keys: one person — me — across design input, council process, the build itself, and every trade on site. Not a rotating cast, not a project manager you've never met.
We start with your section and your brief — orientation, sun, views, how you actually want to live day to day, not just a floor plan that looks good on paper. From there it's working drawings, council consenting, and a fixed scope before a single peg goes in the ground, so you know what you're paying for before you're committed to it. Then the build itself: foundations, framing, weathertightness detailing (the part that determines whether a home is still dry and sound in twenty years, not just on handover day), and every trade coordinated by me directly.
Indoor-outdoor flow that actually gets used, not just photographed. Layouts that work for a family now and still make sense in ten years. And increasingly, a home that performs — insulation, glazing, and airtightness specified properly rather than to the bare code minimum, because that's the difference between a power bill you notice and one you don't.
Same three things on every new build: the technical work has to be right — framing, flashing, weathertightness, the details most people never see and most builders skip past. You hear from me directly, not through a project manager relaying messages. And if something needs sorting after handover, I own it.
